Home Inspection

The most important contingency is the inspection contingency. According to California Law, the buyer has the right to conduct any kind of inspections and investigations into the conditions and history of the property. The purchase agreement specifies the time frame within which this inspection contingency has to be removed. If, after completing inspections, the buyer is not satisfied with any aspect of the property's condition, the contract can be cancelled and all deposits returned. If the buyer accepts the property's condition, and removes the contingency, the deposit usually becomes non-refundable in the event the buyer defaults.
